Not surprisingly, this chic neighborhood in Santa Monica (approximately north and south of San Vicente Blvd., south to Montana Ave.), appears to be holding strong, after the weak sales in 2009, 2010.
 
In 2008 there were 51 sales with an average price of $3,109,511. The $ per Sq. Ft. was $931. In 2009, there were 46 sales with an average price of $2,649,101. The average $ per Sq. Ft. was $842.78. In 2010 there were 56 sales with an average price of $2,733,000 and an average $ per Sq. Ft. of $862. Although not up to the 2008 numbers, definitely an improvement over 2009, and a hopeful sign for for the overall market.

YTD; the average sales price is about $2,950,000. The average $ per Sq. Ft. is $790.

There are some very high sales coming through before the end of the year.

My professional opinion; Buy signal.
 
 Currently there are 19 Single Family Residences (SFR) for sale. The average price is about $4.6Mil. The average $ per Sq. Ft.(asking) is $904.

When sellers price their properties under the most recent average $ per Sq. Ft. it means they are realistic/ serious about getting their properties sold.

The Palisades Riviera is an area north and south of Sunset Blvd. at the east end of the area, near the Riviera Country Club. It is part of Pacific Palisades, California, 90272. The approximate boundaries are North and South of Sunset Blvd., East of Amalfi Drive and West of Monaco Drive.

The average lot size is about 18,000 Sq. Ft. Of all neighborhoods and/or Homeowner's Associations in Zip Code 90272, Palisades Riviera has the largest average lot sizes (privacy), and arguably the most protective architectural review boards.

2011 YTD sales statistics and active inventory price ranges for Single Family Residences.

YTD there have been 163 homes sold.  The price range was $575,000 to $6,350,000.  The average price was about $2,039,682.   The average Sq. Footage was 3,103.  The average $ per Sq. Ft. is $652.22.  The average lot size was about 11,000 Sq. Ft.

Currently there are 124 homes for sale.  The average price is about $3,587,000.  The average Sq. Ft. 3,871.  The average lot size is 26,263 Sq. Ft.  The average days on the market (DOM) is 106.  The average $ per Sq Ft. $848.34.  The discrepancy between listing $ per Sq. Ft. and what has sold this year reflects over-pricing.  The January market opened with enthusiasm, but the Dog Days of Summer have definitely set in.   I think that the sales statistics will be more similar to 2009 numbers than 2010.

 

Pacific Palisades is a family-oriented suburb with very highly ranked Charter Elementary Schools, 3 Super Markets. The nearest hospitals are in Santa Monica (about 15-20 minutes) or UCLA (about 30 minutes). Nearest shopping malls with Movie Theatres is Santa Monica.

 

There is a popular Sunday AM Farmer's Market. The restaurants are plentiful and excellent. Clothing shopping is upscale and chic. There are two high-end jewelry stores, four dry cleaning establishments, a well-stocked library, 2 Public Parks with tennis courts, hiking trails for every level….. and the beaches…..

In 2010, there were approximately 260 sales of Single Family Residences (SFR).

 

The price range was $635,000 to approx. $24Mil. The average price was about $2.3Mil (4 Bedrooms / 3.5 Baths in town or 5 Bedrooms/ 4.5 Baths in the Palisades Highlands).

 

The average $ per Sq. Ft. was about $690.00. Average lot size was about 11,800 Sq. Ft.

 

2009 Statistics:

 

There were +/- 185 single family residences (SFR) sold in Pacific Palisades in 2009. The price range for homes sold was $675,000 for a 2 bedroom/2 bath home (approx. 1,288 Sq. Ft./ lot size approx. 3,789 Sq. Ft.) to $17,550,000 for a private sale in the upper Palisades Riviera with 6 bedrooms/7 baths on a lot size of about 3 acres.

 

The average days-on-market (DOM) for sold properties was about 98. The average sale price/list price was about 93%. The average $ per Sq. Ft. $675.

 

2008 closed sales of Single Family Residences = 188 homes ranging in price from $830,000 to $16,000,000. The average $ per Sq. Ft. was $841.71. The average Sq. Ft. was 3,377.

 

2007 closed sales of Single Family Residences = 271 homes ranging in price from $1,075,000 to $11,980,000. The average dollar per Sq. Ft. was $860. The average Sq. Ft. was 2,960.

Market Opinion and Statistics for Westwood, California (90024) Single Family Residences (SFR); and Condominiums (Active, Sold / 2008-2010); And Westwood, Calif., (90025) SFR and Condominiums. 2008-2010.

Single Family Residence Sales (SFR) (90024):

In 2010, the highest sale for a single family residence in 90024 was $14,888,000. The listed price was $19,500,000. The average sales price for 90024 was $2,075,731 (which doesn\'t include Westwood Hills). The average $ per Sq. Ft. was $689. There were 65 sales.

In 2009, the average sales price was $2.6Mil, with the highest sale at $18Mil (asking $28Mil). The average $ per Sq. Ft. was $769. There were 72 (!) sales.

In 2008, the high sold price was $4,375,000, a mere $20K off from the asking. The average sales price for 2008 was $1,925,000. The average $ per Sq. Ft. was $740. There were 46 sales.

Judging by these averages, my prediction for 2011 is that there will be at least 60 sales, with an average price of $2.2Mil. The average $ per Sq. Ft. will be approx. $700. Despite the volume in 2010, there are many short sales in the pipeline. Further, there are foreclosures that have not hit the market. They will keep downward pressure on prices, despite optimism in the market shown by the volume of "all cash" buyers jumping into the market.

There are currently 17 single family homes for sale in zip code 90024.

The price range is from $1.1Mil to $3.7 Mil. The average price is $1,966,000. The average $ per Sq. Ft. is about $680. The average Sq. Ft. is 2,736. The average lot size is about 8,400 Sq. Ft. The average days on the market is about 3 months. ADVICE TO BUYERS: Strike while the iron is hot. Make offers!!!

At this writing, there are 7 properties in escrow.

Single Family Residence listing and sale stats 90025 - from 2008-2010

Westwood 90025 is generally the area north and south of Santa Monica Blvd., east of the 405 to about Club Drive, south to Pico. However, there are certain single family residences south of Wilshire that are in the 90024 zip code.

In 2010, there were 29 sales of single family residences. The highest price paid was $1,880,000 which was $5K over the asking price. The average price for 2010 was $1,100,000. The average days on the market were 40. The average $ per Sq. Ft. was $577. The average Sq. Ft. was 1,920.

In 2009, there were 44 sales with the highest sale at $2,440,000. The average days on market were 60. The average sales price was $1,124,000. The average $ per Sq. Ft. was $537. The average Sq. Ft. was 2,094.

In 2008, there were 41 sales. The high price was $2.5Mil. The average days on market were 50. The average price was $1,383,000. The average $ per S. Ft. was $611. The average Sq. Ft. was 2,285.

We can see that the average $ per Sq,. Ft. is going down, the average sales price is considerably less than 2008, as is the average sales price. I estimate the prices have dropped by about 21%. All things considered, this is a minimal hit, in these troubled times.

At this writing, there are 10 homes for sale, and 8 homes in escrow.

The average listed price is $965,000 with the average days on market at 6 months (think there is a buying opportunity here??).

For active and pending listings, the average Sq. Ft. is about 1,800. The average $ per Sq. Ft. is $562 for current listings, however, those pending are in escrow at about $490.

Looks like a buyer\'s market to me!

Condominiums 90024: Active listings, sold statistics 2010, 2009, 2008

There were 172 condominiums sold in 2010. The average price was $769,000. The highest-priced listing sold was a condominium at the Carlyle Residences high rise on Wilshire Blvd., which was listed for $11.5 Mil and sold for $7,267,500.

The average $ per Sq. Ft. was $481., but I hesitate to use this figure in assessing value, as there are too many factors to consider. Suffice it to say, location, age of building, number of units, the condition of the Homeowner Assoc. balance sheet, etc makes each condominium complex unique.

In 2009, there were 185 condominiums sold. The average price was $835,000. The highest-priced listing sold was $4,825,000. The average $ per Sq. Ft. was $513.

In 2008, there were 184 condominium sales. The average days on the market were 87. The average price was $993,000. The average $ per Sq. Ft. was $601.

The trend is clear. Since 2010, there has been an erosion in the market value by about 22.5%. There are many short sales and foreclosures, and many more to come in 2011.

With the amount of inventory at this time of year, I would say that there are some very good deals to be had by savvy buyers, right now. Interest rates are low.

The biggest caveat when buying a condominium is a critical analysis of the homeowner\'s assoc resources, reserves and delinquencies. Insurance issues in high-rise buildings is another consideration. Leaks can cause mold remediation issues, especially when the leaks have gone unnoticed for any length of time.
90024 Condominium life-style: This sought-after, Westwood Village-proximate area boasts the world famous Wilshire Corridor, with its ultra-luxurious high-rise condominiums, enchanting 1940-vintage Spanish Colonial condominium conversions, and pied-a-terre apartment complex conversions, a short distance to UCLA. University-close (UCLA MEDICAL CENTER) condominiums are priced from affordable, to ultra-luxury.

With prices down, now may be the time to invest in a condo or apartment building, rent it out completely furnished (short or long-term) to patients and families going to this renowned University hospital complex. This can be a lucrative investment, as well a comfortable home-away-from-home option for families and patients undergoing intense care.

Homes in the area north of Wilshire Blvd., as well as Westwood Hills, and areas of Bel-air are served by Warner Elementary School, a highly-rated K-5.

Homes south of Wilshire Blvd. are served by Fairburn Elementary School, also one of the top K-5 elementary schools in the City of Los Angeles.

Overview and analysis of Santa Monica 90402 single family home sales, from 2008 to 2010

Not surprisingly, this chic neighborhood in Santa Monica (approximately San Vicente to Montana Ave.), appears to have revived after the weak sales in 2009. 
 
In 2008 there were 51 sales with an average price of $3,109,511.  The $ per Sq. Ft. was $931.  In 2009, there were 46 sales with an average price of $2,649,101.  The average $ per Sq. Ft. was $842.78.  In 2010 there were 56 sales with an average price of $2,733,000 and an average $ per Sq. Ft. of $862.  Although not up to the 2008 numbers, definitely an improvement over 2009, and a hopeful sign for for the overall market.
 
Currently there are 10 Single Family Residences (SFR) for sale. The average price is about $3.6Mil. The average $ per Sq. Ft. is $839. When sellers price their properties under the most recent average $ per Sq. Ft., it means they are realistic and serious about getting their properties sold.   It's a buyers market!

Palisades Riviera Sales and Listings Update

October 24, 2010

2010 has turned out to be a better year for Sellers of high-end homes in the Palisades Riviera, than was 2009.  I believe the number of home sales in this neighborhood will be about = to 2009 (20).

YTD, there have been about 16 sales (the highest was over $26Mil), compared with 22 for 2009 (highest of which was about $17.5Mil).   A property, north of Sunset in the Palisades Riviera closed escrow in August 2010 for $21,500,000 (off $8Mil from its original asking price in June of 2009).  

2010 sales prices ranged from $2.4Mil (3 Beds/5 Baths, approx. 2,784 SF/ lot size approx. 14,000) to a celebrity purchase of a bit over $26Mil (about 14,000 SF home on a lot of about 1.5 acres).

The average sales price is about $4.7Mil. Average price per SF = $1000

Currently there are 20 homes for sale. The prices range from about $1,850,000 (3 BR/# Bath; approx 2,000 Sq. Ft.) to $25,750,000 (6 Beds/6.5 Baths, approx. 11,606 SF/ lot size approx. 48,350 SF; built in 2005).

The average SF is about 5,000. The average lot size is 17,000 SF.

In late May, after the spring market, there were about 91 homes and condominiums in some stage of foreclosure in Pacific Palisades. Either PRE-FORECLOSURE (notice of default filed on behalf of lenders), set for AUCTION, or BANK-OWNED.   Today, there are 81.

Since June 1, there have been 76 sales of Single Family Residences (SFR) reported through the  the MLS, 7 of which were in the Palisades Riviera (low price $2.4Mil/ high price $7.9Mil).  So, despite the looming foreclosure inventory, sales are ticking along some in multiple offers.

The average sales price (since 6/1/2010) for a home in Pacific Palisades was about $2.4Mil. The average Sq.Ft. of a home was about 3,600. The average lot size = about 12,500 Sq.Ft., and the average Days On Market (DOM) was 76. The average LP (listing price) over SP (sales price) ratio was 94.77%.

Considering that in both 2008 and 2009 there were about 188 sales recorded, 2010 looks promising (YTD=183). However, when I see numbers closer to annual sales around 275 range, as in 2007, I will feel comfortable to state that the market has normalized.

The average days-on-market (DOM) for sold properties was about 98. The average sale price/list price was about 93%. The average $ per Sq. Ft. $675.

2008 closed sales of Single Family Residences = 188 homes ranging in price from $830,000 to $16,000,000. The average $ per Sq. Ft. was $841.71. The average Sq. Ft. was 3,377.

2007 closed sales of Single Family Residences = 271 homes ranging in price from $1,075,000 to $11,980,000. The average dollar per Sq. Ft. was $860. The average Sq. Ft. was 2,960.

DOE Announces New Efficiency Standards for Water Heaters

Beginning in 2015, the Department of Energy (DOE) will require that new water heaters meet stricter energy-efficiency standards, a move that could increase purchase costs but reduce utility bills–and energy consumption. According to the DOE, electric water heaters (55 gallons or more) will need to use 47 percent less energy and large gas ones, 30 percent less. The new rules do not require homeowners to replace existing energy guzzlers, but do apply to new models.

New standards also will apply in 2013, for pool heaters and direct heating equipment, i.e., gas fireplaces. For more information, see

The average sales price was $5,092,000.   There are currently 17 SFRs in escrow.  Interesting to note that those listed as PENDING, the average listed price is $4,573,200, but the average listed price of properties in the category LOOKING FOR BACKUP (presumably more recently accepted offers) are $6,433,857.  This could indicate that buyers are more willing to buy higher priced properties.  Although there are many months of inventory for sale in Beverly Hills 90210, this is positive news for sellers.  
 
In 2007, there were 116 sales of SFRs.  The average sales price was $5,571,000.
In 2008, there were 74 sales of SFRs.  The average sales price was $5,686,000.

Market Snapshot:
I define Culver City Real Estate by homes and condominiums served by the City of Culver City Services, including schools, Fire Dept., Police, City Hall, Court system. There are a few areas in LA County with such excetional City Services.

The comparable property data I mention herein, are (best of my knowledge), Culver City zoned properties.

Currently, there are 28 Single Family Residences for sale (ACTIVE). The price range is from about $450,000 to about $1.4Mil.  The average asking price is $800,000
(4Bedrooms/3.00 baths; about 2,180 SF on a lot size of about 4,234 SF).  There are about 15 properties in escrow (accepted offer) and about 20 homes have sold since January 1. The average sales price was about $675,000 for a 3 bedroom/2 bath (about 1,331 SF) on an approx. 6,000 SF lot.

There were 7 new listings in condominiums in Brentwood, this week.   There were accepted offers on 4 properties and 2 sales.   The fact that 8 properties had price reductions or came back on the market is significant because we're in the last leg of a race for the coveted $8,000 Tax Credit.  This would indicated softnesss in asking prices.  Buyers should be making strong offers.  Sellers should be flexible and ready to negotiate.  Once the tax credit is over, buyers may not be as incentivized to close.

Santa Monica 90402 - The week in Review, YTD stats (NoMo), North of Montana Ave.

Last week, there were 2 new listings:  1. 636 22nd Street ($3,195,000),  a 5 bedroom/4.5 bath (approx. 5,000 SF) home on a lot size of about 9,060 SF.  2. 209 Euclid ($3,795,000), a 5 bedroom/6 bath (approx. 6,859 SF) home on a lot size of about 7,500 SF.
 
1414 San Vicente Blvd had a price reduction to $1,649,000.  This is a 2 bedroom/1.5 bath home (approx. 1,669 SF) on a lot size of about 10,200 SF.  This home has been on the market for about 160 days.
 
639 26th Street had a price reduction to $1,550,000.  This is a 2 bedroom/2 bath home, on a lot size of 9,900 SF.  This home has been on the market for about 71 days.
 
Looking for Back-up: 334 15th Street ($2,250,000).  This is a 2 bedroom/1.5 bath home   Lot size about 7,500 SF. This home was on the market for about 123 days.
 
Pending properties: 1. 247 20th Street ($1,739,000).  This is a 3 bedroom/3 bath (approx. 2,676 SF), on a lot size of about 8,940.  This property was listed for about 19 days.   2. 244 16th Street ($3,250,000).  This is a 3 bedroom/2.5 bath home on a lot size of about 7,500 SF.  This home was on the market for about 10 days.
 
Sold:  520 18th Street ($2,298,000).  This home is a 4 bedroom/3.5 bath home on a lot of about 8,950 SF.  The home was on the market for about 20 days.  The home was listed for $2,495,000.
 
Buyers are out in force and they know a good buy when they see it.  With the Pending and Sold properties having been snapped up in less than 3 weeks, all signs point to an active Spring market for well-priced properties and knowledgeable/prepared buyers.

Tom Hanks and Rita Wilson have just purchased a home in the Upper Palisades Riviera for a reported $26.5 Mil.  They have resided in the Palisades Riviera for many years.

Last Friday's mortage interest rate hikes certainly rattled the cages of several buyers, sellers and lenders I work with.  Sunday open houses should be pretty busy, from now on.
 
I ran last week's stats for new, pending, sold and price-changed for several areas of the Westside.
Interesting to note, a home on North Bundy (Brentwood, California), under contract in 17 days, and sold for $310,000 over the asking price.

Is it time to buy a first-time or replacement dwelling?

Home prices have devastated in many areas of the country, and they\'re not like a rubber ball. Sellers can\\'t expect much of a bounce. Homes for Sale

At the Center for Economic Policy Research, in Washington D.C., analysts are predicting that the pricing arrow is pointing up, but not very far. There are still too many foreclosed homes on the market.  The short sale inventory has just begun in more affluent areas.

So, what did the center\\'s co-director do? He bought a house. He doesn\\'t expect its value to rise much in the foreseeable future. But the home had features he loved. The price was affordable, and the loan\\'s interest rate was below 5 percent.

This set of circumstances encouraged him to take the plunge and acquire a place his family could call home for many years to come.

Today\\'s reasonable prices can make a good case for buying rather than renting, say advisors quoted in USA Today. Not only that, but prior to April 30, 2010, first time buyers, as well as move-up/down buyers, may qualify for substantial tax credits!  While many first-timers are leery of making a long-term contract, here is a way you could determine if the move is a wise one.
 
 Homes Sold* Divide the price of a home you are considering by the annual rent for a comparable place. If the number falls below 15, buying starts to look like a good idea.

* Consider whether you will stay in the home long enough to make the purchase worthwhile. Closing costs are high. If you intend to sell the house and buy another in two or three years, you could take a loss.

* Analysts say it\'s reasonable to buy a home only if you plan to stay in it for five to seven years.

Single Family Residence Sales for 2009 (90024):  North of Santa Monica Blvd and North of Wilshire Blvd.

In 2009 there were approximately 64 sales.  The price range (low)was $875,000 (north of Santa Monica Blvd.) for a 3 bedrooms/2 baths, approx. 1,472 Sq. Ft. home, with a lot size of approx. 6,500 Sq. Ft., to (high) $2,975,000 (north of Wilshire) for a 5 bedroom/5.5 bath home, with approx. 4,830 Sq. Ft., on a lot size of about 13,935 Sq. Ft.

The average price was $1,725,000.  The average Square Footage (home) was about 2,827 Sq. Ft.   The average $ per Sq. Ft. was about $613.  The average lot size was about 8,108.

Currently there are 21 homes for sale in Westwood 90024 (north of Santa Monica Blvd.). Prices range from $1,190,000 on Kinnard (north of Santa Monica) (3 bedrooms/2 baths, approx. 1,757 Sq. Ft./ lot size approx. 3,789 Sq. Ft.) to $17,550,000 for a private sale in the upper Palisades Riviera with 6 bedrooms/7 baths on a lot size of about 3 acres.

The median sales price was about $2.1 Mil. (3 bedrooms/3.5 baths, approx. 3,000 Sq. Ft.; approx. lot size 11,800 Sq. Ft.). The median sales price in lower in the Palisades Highlands area. To many, the amenities and air quality in this area that boasts several guard-gated, newer homes, compensates for the slightly higher commute times.

The average days-on-market (DOM) for sold properties was about 98. The average sale price/list price was about 93%. The average $ per Sq. Ft. $675.

There are about 97 homes for sale as of January 2, 2010. The price range is $799,000 to $29,900,000 with the median asking price at about $2.5Mil (4 bedrooms/4.5 baths, approx. 3,600 Sq. Ft.; lot size approx. 6,000 Sq. Ft.). The average $ per Sq. Ft. (asking) is about $997.

Practically perfect, Pacific Palisades has good air-quality, immediate access to the Santa Monica Mountains for energetic hiking, Will Rogers State Beach for sunning, swimming and biking, and a charming Village where locals dine, shop and commune.

A politically active community, Pacific Palisades residents have continually thwarted oil interests, keeping the Santa Monica Bay and Pacific Palisades coastlines free from oil drilling.

Pacific Palisades is comprised of several distinct neighborhoods. Some areas boast dramatic ocean views, some attract families with their relatively level streets with sidewalks. There is a townhouse community, as well as hillside, canyon and luxury estate neighborhoods. A few neighborhoods within ˝ mile of the Village, have turned out to be the most popular in recent years.

Beginning in December 2001, likely due to of the emotional devastation from 9/11, the Village-proximate areas experienced a leap in sales activity, prices and subsequent remodeling. The boom caused the prices to climb to about $1.3Mil for a teardown.

People flocked to the Village to commune. Restaurants and shops prospered. The Village instituted a Farmer\\'s Market on Sunday mornings.

North of Sunset, in the so-called Alphabet streets (named after Methodist ministers), there are still remnants of the 1920\\'s-\\'30\\'s bungalow homes built by the Methodist community, founders of the town. The average lot dimensions are 40\\'X120\\'.

Huntington Palisades (south of Sunset) is adjacent to the Palisades Park, The Village, and the new Library. The lot sizes average about 7,700 (70X110) which leaves an intimate back yard for entertaining, but little room for a pool. This area is prized by families with infants because of the beautiful tree-lined streets, sidewalks, and minimal traffic. The home prices in this area range from $3Mil to $15Mil. Some homes have ocean and canyon views.

The Palisades Riviera, crown jewel of Pacific Palisades, lies north and south of Sunset from Amalfi Drive to Capri Drive, near the Riviera Country Club (circa 1930). . The area boasts wide, graceful streets, large lots, privacy, an architectural jury with strict guidelines. Most of the Riviera was planned without sidewalks, and is a car jaunt (or bus ride) to either the Village or Brentwood. The prices range from $3.5 Mil for a tear-down on a 13,000 SF lot, to about $27Mil. There are one or two properties that could sell for over $50Mil, however, they are rarely listed for sale. The area is star-studded, and was at one time the home of President and Mrs. Ronald Reagan (then Governor of California).

The Palisades Highlands is home to several up-scale townhome communities. This quiet area boasts hiking trails, pools, tennis courts, and is only about 7 minutes to Pacific Coast Highway. Prices range from about $650,000 for a 2 bedroom townhouse to $6Mil for a home with private tennis court in a gated community.

Community ambiance, fine weather, reputation of the local schools, and its quiet elegance has made Pacific Palisades a magnet for the film industry.

Pacific Palisades is a part of the city of Los Angeles (for services) with it\\'s own name and zip code. Previously, the public schools were under the auspices of the Los Angeles Unified School District but have gained independence through State Charter.

The average summer day temperature is 78 degrees. Nights range from 55 to 60 degrees. Winter temps can sink below 40 degrees at night. Beach community though it is, The Palisades (as locals call it) enjoys relatively low humidity and a low population of worrisome insects.

The local hiking can\\'t be beat. Our own Temescal Canyon Association shares all the wonders of local hiking through Weekly night hikes in the Summer and intense Sunday hikes in the Winter and Spring.

Pacific Palisades has religious services for most denominations. There are several private kindergarten - 6th grade schools. A Montessori and French Language Grade School, major banks, a post-office, a car-wash and 2 good super-markets. Plenty of excellent restaurants, hair salons, gift and clothing shops, camera stores.

In 2009, there were about 210 Single Family Residences (SFR) sold in Brentwood, Ca 90049.  In what has been declared a disastrous year for real estate sales nationwide, the sales volume in Brentwood 90049 compares favorably to 2008 sales, with about 150 sales (SFR).

 

The 2009 sale prices (SFR) ranged from $707,000 for an REO, all cash sale; to $15,150,000 for a (approx. 6,908 Sq. Ft.) home in the Brentwood Park area of Brentwood (Oakmont Drive) on a lot of approx. 2.7 acres.

 

The 2009 median sale price in Brentwood 90049 was about $2Mil.  The average Sq. Ft. for the structure was about 3,600 Sq. Ft.  The average lot size was about 19,000 Sq. Ft.

 

Currently there about 95 homes for sale.  This represents a housing supply of about 11 months.    The current median asking price is about $2,650,000.
 
2008 Sales Statistics:

There were 146 sales of SFRs in 2008. The prices ranged from $751,000 (closed 12/2008) to $15,045,000 (closed 06/2008). The median price for homes sold in Brentwood, California, in 2008, was about $2.1Mil. The average Days On Market (DOM) was 64.
In 2008, there were 130 sales of condominiums in Brentwood, 90049. The median price was $682,000. The average Sq. Ft. was 1,529. The average $ Per Sq. Ft. was $515.

Brentwood hosts the Getty Museum, several guard-gated residential areas, its own post office, two easy-access shopping areas, some of the finest dining, and adequate parking. It is an easy commute to the beach, movie theatres, and shopping centers of the Westside, without the commotion.

Ocean Park Condo Statistics (since 09/01/2009)

Ocean Park is in the Southwest area of Santa Monica (Pico Blvd to Rose Ave., West of Lincoln Blvd.)  With its “with-it” vibe, beautiful beach front bike and walk-paths, and proximity to all the glories of Santa Monica “at the beach”, this is the best value for the condominium dollar in the Westside.  Now, during the window of opportunity (extended Fed. Tax. Rebate program), is a terrific time to get out and see what’s available.

At this writing, there are about 15 Active listings of condominiums in the Ocean Park area of Santa Monica.  The condominiums range in price from $425,000 (1 bedroom/1 bath, approx. 693 Sq. Ft.) to $2,875,000 (4 bedrooms/4.5 baths, approx. 3,600 Sq. Ft. at 157 Ocean Park Blvd.).   The median price is $989,000.  The median price for condos in the area that have sold since 09/01/2009 is $790,000.

 

There are 14 condos in Ocean Park currently in escrow.

 

Sale prices since 09/01/2009 ranged from $392,000 (1 bedroom/1 bath, approx. 717 Sq. Ft.) to $1,100,000 for a 3 bedroom/3 bath (no Sq. Ft. given) Sea Colony condo with ocean views.   The lowest sale was on the market for 15 days, and sold for about $50,000 over the asking price.  Average $ per Square Ft. = about $610.
